Well I am just tickled pink. My realestate agent wrote and he has a few properties we are going to look at this weekend. We discussed tonight how we want to buy a smaller piece of land, get a small house/trailor up on it and spend our rent money on purchasing rather than renting. In about a year we will then use the equity we have invested in the land to purchase a larger piece of land. We are having to put in our own septic and more than likely a well so it might be over a year to three. Either way when we have invested enough to have equity for a loan we will make the move. Hopefully dad will buy himself a small trailor or we will build a cabin for him and he will go in with us. The sooner we get the land paid off the sooner we can work our way up.
There is a piece of land tucked away on a mountain going for 15K for a little over 4 acres!!! This is astounding since land here is 10k per acre and up. If we get it we can have it paid off in a year maybe year and a half. The big investment is a well and septic which runs 20k well and 10k septic. But if all goes well the rental return will be paying for this loan when we move. The payment on the land is like $157 a month. So we can spend $300 easy on well and septic per month.
I have many plans for building low cost cabins. Like cabins for $1000 or less. they might be basic and very earthy but for the savings alone in rent we can manage. Hell, at this point I might not even mind a outhouse and solar shower. The idea is to get as few loans as possible and invest every cent into the land for a fast payoff. The interest alone is what kills people. the faster you pay the less interest you pay.

I love your idea of doing alternative housing and starting small & building up! I have been batting the idea around of ways to do this on a personal, then to a grander scale (communities...), and a method that helps others. But alas, it is only a pipedream for the moment.

Great news. I have land but am stuck on building codes for several years now. Won't shell out for Ching's book on building codes. Also I need a partner or communal group to keep me awake. Structural engineering algebra isn't a radical blackfoot econ lecture.
Douglas, your issues sound familiar. It seems I feel sometimes that it just isnt meant for my family to own a modest home! I keep getting very irritated with the way things are going lately. I have been on this for a few years now and still, things seem to be slow. Maybe it is a gift so that I might gain knowledge? In any event feel free to tell me about your experience!
